Job Description:

The Real Estate Acquisitions role is responsible for all real estate related growth initiatives in a designated territory. This includes negotiating land purchases, building purchases, lease documents, operating agreements as well as managing an existing portfolio of operating stores. This individual teams with a Real Estate Manager, Senior Manager, or Director as well as multiple cross-functional business partners (Real Estate Legal, Engineering, Design, Construction, Environmental).

Responsibilities:

  • Negotiates land purchase contracts, building purchase contracts, ground leases, operating agreements.
  • Teams with the Market Strategy Team, among others, to select sites for new store development growth initiatives within an assigned territory.
  • Acquires research for new store growth, including but not limited to, ownership records, legal records, zoning information, traffic information, and demographic information.
  • Analyzes financial analysis of potential deal structure.
  • Analyzes existing store metrics and new store performance projections; creates and implements solutions to enhance new and existing store performance and profitability.
  • Maintains an overall knowledge of the processes, procedures, and legalities within an assigned territory.
  •  Works and collaborates with property owners, landlords, real estate brokers, and developers, as well as city, county, and state officials to obtain critical information about a potential new store opportunity or trade area.
  • Teams with Real Estate Legal, Engineering, Design, Construction, and Environmental to ensure that new store growth initiatives in the assigned territory, region and operating territories are met.
  • Teams with Engineering and Construction teams to manage projects through permitting and entitlement processes.
  • Actively researches and monitors the growth plans of competitors.
  • Maintains a thorough understanding of general growth patterns within an assigned territory.
  • Mentors and develops Real Estate Analysts as needed.
  • Travel is expected and required for this role. Travel is based upon growth initiatives and territory needs. Expectation of travel should be 30-60%.
     

Qualifications:

  • Strong oral and written interpersonal skills.
  • Demonstrated ability to negotiate in a competitive and potentially adversarial environment.
  • Ability to manage responsibilities and meet goals in a fast paced, often changing, environment.
  • Bachelor’s degree from an accredited college or university in Real Estate or related field preferred.
  • 4+ years of relevant Commercial Real Estate or Land Acquisition experience.
  • Proficient with MS Office Suite preferred.
  • Commercial real estate transaction experience in retail development preferred.
  • Demonstrated history of real estate negotiation experience.
