Job Description:

The Real Estate Manger role is responsible for managing all real estate related growth initiatives in a designated region(s). This role includes, either directly or while managing others, negotiating land purchases, building purchases, lease documents, operating agreements as well as managing an existing portfolio of operating stores. This individual leads and oversees a team of Senior Real Estate Representatives, Real Estate Representatives, and Analysts. This individual teams with a Real Estate Senior Manager, or Director as well as multiple cross-functional business partners (Real Estate Legal, Engineering, Design, Construction, Environmental).

Responsibilities:

  • Directly or in a managerial capacity the negotiation of land purchase contracts, building purchase contracts, ground leases, operating agreements.
  • Teams with the Market Strategy Team, among others, to select sites for new store development growth initiatives within an assigned territory.
  • Leads research market planning initiatives within an assigned territory.
  • Can obtain and analyze commercial real estate related “pre”due diligence research or lead others in such pursuit (ownership records, legal records, zoning information, traffic information, and demographic information).
  • Can review and analyze title reports, title commitments, plats, survey.
  • Analyzes financial analysis of potential deal structure.
  • Analyzes existing store metrics and new store performance projections; creates and implements solutions to enhance new and existing store performance and profitability.
  • Serves as the knowledge expert of the processes, procedures, and legalities within an assigned territory.
  •  Works and collaborates with property owners, landlords, real estate brokers, and developers, as well as city, county, and state officials to obtain critical information about a potential new store opportunity or trade area.
  • Teams with Real Estate Legal, Engineering, Design, Construction, and Environmental to ensure that new store growth initiatives in the assigned territory, region and operating territories are met.
  • Actively researches and monitors the growth plans of competitors.
  • Teams with Engineering and Construction teams to manage projects through permitting and entitlement processes.
  • Maintains a thorough understanding of general growth patterns within an assigned territory.
  • Mentors and develops one, or more, Real Estate Analysts, Real Estate Representatives, and Senior Real Estate Representatives, as needed.
  • Effectively leads, mentors, and develops team personnel which may consist of one or more direct reports.
  • Travel is expected and required for this role. Travel is based upon growth initiatives and territory needs. Expectation of travel should be 30-60%.

     

Qualifications:

  • Strong oral and written interpersonal skills.
  • Demonstrated ability to negotiate in a competitive and potentially adversarial environment.
  • Ability to manage responsibilities and meet goals in a fast paced, often changing, environment.
  • Bachelor’s degree from an accredited college or university in Real Estate or related field preferred.
  • 5+ years of relevant Commercial Real Estate or Land Acquisition experience.
  • Proficient with MS Office Suite preferred.
  • Commercial real estate transaction experience in retail development preferred.
  • Demonstrated history of real estate negotiation experience.
  • Preferred experience in leading a team and/or managing others.
