Job Description

The Real Estate Manager of Analytics and Site Selection aids the Vice President/Executive Director in defining and managing the strategic vision for Real Estate to ultimately meet the organization’s real estate growth and disposition goals. The Real Estate Manager creates and reviews detailed analysis on all development related projects as well as monitoring trends with current stores.  This individual also ensures department objectives align with overall RaceTrac Business objectives and strategy. Up to 40% travel required (average of two trips to market per month).

Job Requirements

Responsibilities
  • Helps lead the real estate team’s detailed analysis in selecting trade areas, specific sites, as well as project performance and returns for future stores.
  • Manages the database of current and future RaceTrac and RaceWay store locations with GIS and demographic data.
  • Tracks Portfolio metrics and manage capital spend projections to help gain better forecasting and planning accuracy.
  • Tracks and reviews all projections for new stores at appropriate stages (6, 12, 18 and 24 months) as well as the impact new competitors have to existing locations.
  • Manages the relationship with our third party analytics firm (Trade Area Systems);  train other team members on the model’s capabilities.
  • Contributes to accurately maintaining (and potentially creating) a forecasting model in an effort to better predict store performance to guide in future growth and the impact new stores on will have on existing stores in the same trade area.
  • Completes relocation and/or disposition analysis as well as sales transfer analysis on underperforming stores.
  • Supports and organizes site selection activities including land and building acquisitions, leasing, site location and selection, and the disposition of underperforming stores through detailed review of performance trends.
  • Collaborates with the Real Estate, Engineering, Design, and Construction departments to ensure the highest quality stores are produced on superior locations. Serves as a representative for Real Estate in various cross-functional meetings and committees.
  • Provides an independent, objective and non-biased review and assessment of all potential locations; provides advice to help approve and prioritize all sites in the development pipeline as well as potential remodels.
  • Serves as a knowledge expert in the field of market research, analytics, and site selection; provide leadership, mentoring, and development opportunities to all department personnel as well as train new Real Estate and Engineering team members in detailed financial analysis.
  • Provides support to the Real Estate, Engineering and Construction team members by providing general feedback and completing pro-formas for gate review meetings and final budget approvals prior to construction.
  • Works with stakeholders on preparing necessary reports and presentations to clearly analyze relevant data and recent trends related to store performance.
  • Plans and attends Real Estate site selection trips to identify new locations as well as review and approve new locations selected by others while staying current on our competitors in our existing markets.
  • Supports the Real Estate Committee with knowledge and insights into our current processes as well as the model we are in the early stages of introducing.
  • Be an active participant in vetting all new market opportunities and gain a thorough understanding of what market saturation looks like in our existing regions.


Qualifications
  • Bachelor’s degree from an accredited college or university in Real Estate, Finance or related field preferred
  • 5+ years’ experience in Real Estate, Finance  or a related field preferred
  • Extensive knowledge of excel and PowerPoint required
