Job Description

The Real Estate Representative is responsible for supporting the real estate operations by managing and maximizing the value of real estate assets. This individual teams with a Real Estate Manager, Senior Manager, or Director as well as cross-functional business partners to manage the existing stores and vacant real estate for RaceTrac. Up to 25% travel required.

  • Negotiates purchase and lease agreements as it relates to surplus property, existing stores, Regional Store Support Centers, and Distribution Centers
  • Supports the sales and dispositions team in ongoing management of existing assets
  • Works and collaborates with real estate brokers, developers, end users and investors to market and attract buyers for the sale of surplus property
  • Facilitates lease management with Lease Administrator, including, but not limited to:  managing landlord/3rd party requests, post lease termination obligations, rent re-negotiation and lease amendments/extensions. 
  • Facilitates with Legal and Real Estate team on the life-cycle management of assets, including, but not limited to: third party approvals, management of eminent domain proceedings, environmental obligations
  • Facilitates with Legal, Real Estate and Construction teams in managing escrow accounts of owned real estate
  • Negotiates third party agreements, easements, licenses, and restrictions for existing stores
  • Executes on store action items as determined by internal stakeholders.
  • Partners with Engineering, Construction and Environmental in optimizing development approvals for disposition portfolio
  • Maintains an overall knowledge of the processes, procedures, and legalities within the regions.
  • Provides ongoing analyses of existing stores’ metrics and new store performance projections; recommends solutions to enhance performance and profitability.

Job Requirements

Responsibilities
  • Acquires research for potential site acquisition opportunities, including, but not limited to: ownership, legal records, zoning, traffic information, permitting regulations, and comparable sales.
  • Provides support of the regional real estate activities including land and building acquisitions, leasing, site location and selection, and the disposition of underperforming stores and surplus properties
  • Negotiates agreements, easements, and contracts for existing stores and new sites.
  • Maintains an overall knowledge of the processes, procedures, and legalities within the region.
  • Provides ongoing analyses of existing stores’ metrics and new store performance projections; recommends solutions to enhance performance and profitability.
  • Works and collaborates with land owners, real estate brokers and developers, as well as city, county and state officials to obtain information about a potential or existing site.
  • Actively researches and monitors the growth plans of competitors.


Qualifications
  • 3+ years Real Estate or related experience preferred
  • Proficient with MS Office Suite preferred
